Opening Remarks
Mr. Lowd announces the CPC will be holding its October public hearing at the Beverly Golf and
Tennis Clubhouse on October 4 1h at 7pm.There will be a Clubhouse tour for CPC members and
the public at 6pm.
Mr. Lowd called the meeting to order at 7:02pm. Mr. Crandall moves to accept the June 12
meeting minutes. Mr. Lawler seconds. All in favor, motion passes (4 -0).
Financial update Report
For FYI 9, the City allocated $438,152 distributed among all the Golf and Tennis accounts
including: clubhouse improvements, other expenditures and maintenance, part of it also goes to
paying the long -term debt. From the account balances and the FY 19 Budget, $100K has been
set aside for the Golf and Tennis Commission's portion of the Round 5 CPC project
Mr. Carter
In the contract with the City, The Mayor is allowed 4 free greens fee outings to give out to local
organizations like the Beverly Rotary, Beverly Bootstraps, Beverly Chamber, etc. Usually they
get a letter in the spring announcing which days /organizations are getting this outing. However,
GFMI just received a letter from the Mayor's office informing them that the football boosters
will be receiving an outing on Friday, August 15 This group normally pays for this event
(around $5000 -7000 for green fees which are around $50 per player). Mr. Carter would like all
events to be on mutually agreeable dates, preferably on a Monday, the least busiest day. The
Commission will meet with the Mayor to discuss the policy for the future because events held on
a Friday represents a big revenue loss for GFMI.
Mr. Lowd asks about a few items brought up during a recent health inspection. Most have been
resolved, some are still in progress.
June rounds and revenue were off to a good start. Rounds were 5235 rounds played, revenue for
June was $175,976.84. Members are happy with the improved course conditions. Current
membership is 254, they can have up to 300 memberships. Mr. Crandall would like GFMI to
push towards this goal.

New ramp, landscaping, paint, and consistent water supply have made members very happy,
court conditions look great.

Smoking on the deck has become an issue. Members like to smoke cigars on the deck, but
technically it's a violation of a City -owned property. Notifications were sent, and it's been
posted.
The heat wave has caused ice machine overheating problems and they will need to be replaced.
The kitchen ice machine will cost around $3000 to be replaced. Mr. Lawler makes a motion to
replace the kitchen and upstairs function ice machines not to exceed $4850. Mr. Crandell
seconds. All in favor, motion passes (4 -0). Mr. Dever can take the A/C unit from the bar and
bring it over to the tennis building to cool the ice machine there.
Project updates:
CPC Round #4
There are 16 new radiators in place, in the process of being hooked up. There are additional
units to be ordered.
ADA projects
Mr. Dever is finishing the last two projects: the ladies room door to install extended hinges and a
barrier in front of two heaters in the men's locker room. When this is complete, will request to
get an extension for a variance from the MAAB to reconfigure doorway to ladies' room,
wheelchair push buttons for the fire door, and install a handicap stall in the men's locker room.
Expecting this request to be presented to MAAB mid July — early August.
CPC Round #5
Awaiting finalization of the MOU on this project.
Future Projects
Pump House
Sprinklers and controllers coming in next week, should be all done by Labor Day. Pump house
working great.
Master Plan for Golf Course
Mr. Mundgen will get his CAD drawings tomorrow and will meet with GFMI staff next week.
Recording Secretary Position
Ms. O'Rourke will be moving on from the Recording Secretary position. Mr. Lowd has posted
the job listing on the Beverly website and they are starting to receive applications. He will
forward to the Commission for their review as received.

There will be no August Golf and Tennis Commission meeting. Commission will reconvene on
September 11

Mr. Lawler makes a motion to adjourn Golf and Tennis Commission meeting. Mr. Crandell
seconds. All in favor, the motion passes (4 -0). The meeting was adjourned at 8:12pm.
