Mr. Lawler reviewed the budget report including expenses paid to date. The City is still in the
process of closing the books for fiscal year 2016 so July numbers are not available yet. The
maintenance and repairs account shows $7000 paid for the exterior stucco painting. In the
clubhouse improvements account the big expenses are the annual elevator inspection and nursery

Weather has not been great since it's been so dry. They have had to water a lot more during the
day which the players don't like. The pump keeps shutting down, Mr. McHugh thought it was
the power but the electrician confirmed it wasn't. The seal to the pump was leaking even when
the other pumps were working. Mr. McHugh called Gustavo Preston for service who determined
the pump seal will need to be replaced along with 3 flapper valves. Work in process.

Project updates
Porch collapse
Mr. Lowd provides the Commission with the porch collapse project schedule. The contractor is
on track with their projected schedule so far. A partial payment invoice has been submitted to the
insurance company for about $32K. Mr. Lowd meets weekly with the Architect. The Contractor
finished applying the sealant on the concrete slab and the exterior trim and is currently framing
the porch. They are also putting in a new floor in the men's locker room and Mr. Dever's crew
will be putting in a new wall and a closet to hide the metal stairs. The whole area has been
cleared out including removing the lockers. Mr. Dever will ensure there will be privacy for
people changing by adding a half wall. He would also like to add an A/C unit to help with the
dampness. He will get a cost estimate for it.Mr. Crandell asks about relocating the women's
lockers that were taken out upstairs. Mr. McHugh mentions there is a room that used to be an
employee's locker room that could eventually be the new women's locker room.
Danco provided an estimate to fix the damage to the roof on the main building over the screened
porch. The cost is $15,513.31. The estimate was submitted to Dave Gellineau for review with
the insurant agent.
Painting pro shop and Tennis Building
Mr. Lowd received some quotes for painting the Pro shop, it is estimated to cost $4500. The
tennis building is estimated to cost $4000. Downstairs painting quote was $2700 (as an
alternative to Mr. Dever's work downstairs). Mr. Lawler makes a motion to paint Pro shop for
$4500. Mr. Lambert seconds. All in favor, motion passes (5 -0).
Round 3 of CPC
Project is to add a heating coil to the second floor A/C unit. It was submitted to the CPC for
approval to put it out to bid and get specs costs. Mr. Lowd won't know if the CPC will approve
the work for at least a couple of weeks.
Round 2 of CPC - continuation
The Commission received the MOU from the City for $199K. One of the ideas was to pursue a
grant for the difference of the cost. Mr. Lowd spoke with Priscilla Walsh the Beverly Grant
Director to find possible grants. One of the possible grant sources was Lowes. Mr. Lowd went
with Ms. Walsh to Lowes. They brought a picture of the railings package with them. The grant is
due by Aug 26t' and awards range from $5K -$25K. Mr. Lowd would also be happy with the
materials or labor provided. The estimator from Lowes called Mr. Lowd to provide a donation of
17 bags of crushed rocks. It was used for the walkway to the tennis courts.
