Design Review Board February 11, 2013 Jane Brusca, Bill Finch, Ellen Flannery Karen Bebergal, Colleen Bruce, Rachel Matthews None Leah Zambernardi 1. Sims — Westward Apple Orchards Limited Partnership — Walgrens — 48 Dodge Street, Beverly, MA Thomas Alexander and Jeff Rhuda are present and address the Board with a proposal for two wall signs, a tenant panel for the existing freestanding pylon sign and a new monument sign. Board members noted that the location of the freestanding pylon sign was not provided. The approved site plan for the project stipulates that the freestanding sign shall be moved 4 -5 feet away from the right of way to achieve the minimum required safe line of sight. Further, the signs are subject to a special permit from the Zoning Board of Appeals. Members contemplated that the Zoning Board may not see the monument sign as necessary given the 2 wall signs and the freestanding sign. Members recommended that the monument sign be lowered to 8 -feet in height. Flannery: Motion to approve the proposed sign package with the recommendation that the monument sign be lowered from 10 -feet to 8 -feet, seconded by Mr. Finch. All in favor. 2. Site Plan — 130 Cabot Street, LLC c/o the Holloran Companies — 130 Cabot Street, Beverly, MA Thomas Alexander is present on behalf of the petitioner and describes changes that have been to the site plan to accommodate comments received over the past several months. Changes include reducing the size of some parking spaces in the parking lot to "compact car" size and the addition of more spaces. Two of the new spaces would be piggy -back parking spaces to be located under the building (at the first floor level). Also, the handicapped parking space that was on Vestry Street would be moved to on -site parking lot. The Vestry Street parking space would be made into a standard parking space and the width of it would be widened to increase maneuverability into the space. Members discussed the Vestry Street parking space, indicating it was preferable to have the handicapped parking space in the on -site lot rather than on the street. They expressed concern that the parking space on vestry Strret could be difficult to police as belonging to the apartment Design Review Board Minutes February 11, 2013 Page 2 of 2 dwellers. Further, they commented that the piggy back spaces should be assigned to people who share a unit so as not to inconvenience other tenants. Members found there were no substantive changes to the plan from a design perspective, therefore no additional comments were made. 4.
