1. Site Plan Review — Woodbury Market — 157 Essex Street
Owner Amit Patel, architect Anthony Nganga, project manager Miles Gattenby and engineer
Matt Hamor were present. Mr. Hamor stated that they received approval from the Parking and
Traffic Commission with a minor change to the site signage.
Finch asked about the signage shown on the site plans. Hamor stated that this review does not
include a request for approval of the signs.
Zambernardi explained that the project received approval from the ZBA in 2010 to replace the
old grocery store with a new grocery store on the same footprint.
The project proponents review the site plan, architectural plans, site lighting and landscaping
plans with Board members and answered the Board members' questions.
Zambernardi made a motion to recommend to the Planning Board that they approve the plan
with the following conditions:
1. That the "woodland cream colored" HardiePlank fiber cement siding have a smoother
texture or no texture at all than what was presented at the meeting, so that it more closely
matches the texture of a natural wood clapboard.
2. That the fabric awning should be changed to the color "Burgundy 6031" and that the
roof color should be changed to match that color as closely as possible.
3. That the number of plantings at the rear of the property should be at least doubled with
additional ornamental grasses or some other salt tolerant shrub.
Bebergal seconded the motion and it carried unanimously.

Jose Fihho presented a sign for his new business at 397 Cabot Street. He submitted a revised
plan with a wall sign measuring 1' -5/8" x 12'. The sign would have a white background with
green lettering reading "Soma's Cleaners" and a symbol of a koala. The sign would be placed to
the right of the awning on the Cabot Street facade.
Finch and Zambernardi asked about the tone of the white background and determined it is
acceptable given the white paint color on the building.
Matthews suggested that the koala symbol be reduced to fit within the sign.
Finch made a motion to approve the sign with the condition suggested by Matthews
incorporated. Bebergal seconded the motion and it carried unanimously.
3. Approval of Minutes
Finch made a motion to approve the minutes of January 3, 2013. Matthews seconded the motion
and it carried unanimously.
4. New /Other Business
