Hamor stated that this review does not include a request for approval of the signs. Zambernardi explained that the project received approval from the ZBA in 2010 to replace the old grocery store with a new grocery store on the same footprint. The project proponents review the site plan, architectural plans, site lighting and landscaping plans with Board members and answered the Board members' questions. Zambernardi made a motion to recommend to the Planning Board that they approve the plan with the following conditions: 1. That the "woodland cream colored" HardiePlank fiber cement siding have a smoother texture or no texture at all than what was presented at the meeting, so that it more closely matches the texture of a natural wood clapboard. 2. That the fabric awning should be changed to the color "Burgundy 6031" and that the roof color should be changed to match that color as closely as possible. 3. That the number of plantings at the rear of the property should be at least doubled with additional ornamental grasses or some other salt tolerant shrub. The sign would be placed to the right of the awning on the Cabot Street facade.
