PUBLIC MEETING MINUTES Design Review Board October 4, 2012 Colleen Bruce, Karen Bebergal, Jane Brusca, Rachel Matthews Bill Finch Associate Planner Kate Newhall Kate Newhall 1. 55 Dodge Street — Chipotle Mexican Grill — Robyn Casey, KC Signs, 13 Happy Lane, Londonderry, NH 03053 Ms. Casey presents the sign proposal for Chipotle Mexican Grill that will be taking over the former Blockbuster Video space in the North Beverly Plaza. She is proposing two wall signs; the primary wall sign will measure 2' in height by 16' -8" in length. The secondary wall sign will measure F-4 3 /4" in height by 8' -2" in length. They will both be constructed of an aluminum panel with plexi glass faces and read, "Chipotle Mexican Grill." The text, "Mexican Grill" will be individual letters while the "Chipotle" will be part of the sign panel. The background of the internally illuminated sign panel will be red with white text. The signs will also feature the chili pepper logo in white with a brown background. Matthews asks about the color of the words "Mexican Grill ". Casey responds that it is white. Matthews suggests using a different color so that the letters pop against the background of the building. Matthews suggests steel or silver color; Bebergal suggests green or the roasted red continuation; Matthews also suggests using the brown from the logo too. Brusca asks about outdoor seating shown on the plans. Casey responds that typically Chipotle uses outdoor seating, but that she is not involved in that aspect. Brusca asks if the DRB has any purview over the seating. Newhall responds that DRB can only review the sign; the Building Inspector reviews seating. There is more discussion regarding the background of the building and the proposed white text. It is determined that the background is beige, meaning the white text will be somewhat visible. Casey confirms that the text is outlined, which will help its visibility. In light of this discussion, the Board will suggest using an alternate color, but the sign maker is free to determine what will work in that location. Bruce: Motion to approve the sign design with the suggestion to investigate altering the color of the "Mexican Grill" text as discussed, seconded by Bebergal. All in favor. 2. 134 Rantoul Street — Enterprise Rent -A -Car — Hazel Wood Hopkins, 248 Mishawum Road, Woburn, MA 01801 Mr. Christopher Harrington presents the sign proposal on behalf of Ms. Hopkins for two wall signs and two window decals. The two identical wall signs will be constructed of aluminum with flex face and vinyl lettering. Each sign will measure 2' in height by 10' in length and be internally illuminated. They will have a black and green background with white text reading "enterprise" on one line and "rent -a -car" on a second line. The window decals do not have any text, only a black and green design, which will be placed along the top border of the two windows flanking the entryway. The decals measure F in height by 7' -6 1 /2 " in length. DRB October 4, 2012 Page 2 of 3 Brusca asks about the proposals conformance to zoning. Newhall responds that Steve signed off Brusca: Motion to approve the sign design as presented, seconded by Bruce. All in favor. 3. 457 Rantoul Street — The Drum Shop North Shore — Nathan Morrison, 457 Rantoul Street, Beverly, MA 01915 Mr. Morrison presents his proposal for a wall sign that will measure 4' in height and 12' in length. The sign will have a wood backing with PVC paneling. The yellow background will have white, red and black text reading, "The Drum Shop Northshore." It will utilize external illumination. Brusca asks about location. Morrison states that it is approximately the same size as the old one. Newhall asks about the spelling of North Shore — the drawing shows it as one word, but it should be two. Morrison states that he will correct the spelling error. Brusca asks about the sign in the window. Morrison responds that he has removed it; it was a sign from the previous owner. His only window sign is an "Open" one. Bruce asks about the external lighting. Morrison states that he will use the existing fixtures. Bruce: Motion to approve the sign design with spelling correction, seconded by Bebergal. All in favor. 4. 56 River Street — River House — River House Inc., 56 River Street, Beverly, MA 01915 The representative from River House was not able to attend the meeting at the last minute. Newhall reviews the sign proposal for the board. The square, 4' by 4' sign, will be constructed of aluminum laminate over a plastic core. It will have a white background with black letters and blue artwork. The text will read, "River House" "Shelter. Opportunity." The sign also features a blue outline of a rooftop. The sign will not be illuminated. Matthews and Brusca praise the new logo. Brusca asks if there is a sign on the side of the building. Other members believe that there is one on the side. Newhall will drive by and confirm if there is one on the side of the building; if there is one there, she will state that it either needs to be reviewed by the Board or removed from the building in the letter. Brusca: Motion to approve the sign design as presented, seconded by Bruce. All in favor. 5. Approval of Minutes — September 6, 2012 Meeting Bebergal: Motion to approve the minutes as presented, seconded by Matthews. All in favor. 6. New /Other Business There were two signs submitted after the filing deadline: 1. 252 Cabot Street — Barrel House American Bar — Scofflaw Inc, Nikita Paras, 3 Greenwood Avenue, Beverly, MA 01915 Mr. Paras' representative Sean Maher presents the sign proposal for one large wall sign in the sign band and smaller window signs. The externally illuminated wall sign will measure 18" in height by 28" in DRB October 4, 2012 Page 3 of 3 length and be constructed of 14 gauge COR -TEN Steel that will remain the silver patina color. The window signs will be placed along the top of each window and be constructed of the same steel as the main sign. Each window will have one of the following words, "Bistro" "Whiskey" "Cask Ale" "Oysters" "Cocktails." Brusca asks about the building's facade colors. Maher responds that it is predominately black, even the pilasters. Brusca then asks about the sign color. Maher responds that the signs are steel and they will naturally rust and patina over time. Bebergal asks about the windows and if they will be frosted glass. Maher responds that the lower portion of all of the windows will be blacked out, but not the whole window area. Maher states that the window signs will be inside the restaurant, just visible through the windows. Newhall believes that since the signs are not on the windows themselves, then they are probably not considered signs under the ordinance. However, the Board does not have any issues with the proposed text so she will include their approval in the letter should the Building Inspector determine that they are, in fact, signs. Brusca: Motion to approve the sign design as presented, seconded by Matthews. All in favor. 2. 100 Cabot Street — Diamonds & Rust — Janelle and Jacob Bannon, 100 Cabot Street, Beverly, MA 01915 Mr. Bannon presents his proposal for a wall sign and a projecting sign. The wall sign will be suspended over the entryway and read, "Diamonds & Rust." It will be non - illuminated and constructed of barn board painted black with mirrored letters. The projecting sign will look like a diamond with no text; it will also be constructed of barn board with mirrored details. Brusca asks about the business. Mr. Bannon responds that they repurpose furniture and decorations; it's predominately home furnishing items. Newhall asks about the diamond sign. Bannon responds that it will be a mirrored patina, antiqued that will catch the light and hung on an existing bracket. Matthews asks about the details on the diamond. Bannon responds that the lines will either be etched or he will use barn board with mirrored strips. Bruce asks about the window sign in the photo. Bannon responds that is only there for privacy and that it will be taken down once the business is officially open. Bruce: Motion to approve the sign design as presented, seconded by Brusca.
