Newhall calls the meeting to order.
1. 2 Enon Street — C & C Kids — Brad Greenwood, Evergreen Apparel, 2 Enon Street,
Beverly, MA 01915
Mr. Greenwood presents the sign design to the Board. The business will have one wall sign on the
primary facade of the building. The wood and vinyl sign will have a white background with blue
and red text and utilize external illumination. It will measure 120" in length and 24" in height.
Mr. Greenwood will also be replacing the freestanding sign panel with the same design as the wall
sign. This panel will measure 8' x 2'.
Mr. Greenwood requests that the Board allow him to use vinyl for the wall sign, rather than wood
for maintenance purposes.
Newhall asks about the lighting. Mr. Greenwood states that he will use the existing lighting
fixtures.
McGowan: Motion to approve the sign design as presented, seconded by Brusca. All in favor.
2. 194 Cabot Street — Hip Baby Gear — Rick Winter, 194 Cabot Street, Beverly, MA 01915
Mr. Winter presents his proposal for a double -sided projecting sign constructed of sign foam board.
The sign will have a light blue background with green and yellow striping at the top and bottom.
There will also be a yellow flower in the upper right corner and a green flower in the lower left
corner of the sign. The white text will read, "Hip Baby Gear" "Cool Fresh Fun" in two lines.
Newhall asks about illumination. Mr. Winter states that there is currently a spotlight above the sign.
He needs to inspect it; if the current lighting works, he'll use it, if not, he'll install a new light.
McGowan confirms that the sign will be a blade sign.
Newhall also states that per the Zoning Enforcement Officer, the sign must be a maximum of 7
square feet. Currently, the sign measures 7 '/2 square feet. Mr. Winter states that he will comply
with the zoning regulations and reduce the size of his sign.

Brusca: Motion to approve the sign as presented so long as the maximum square footage complies
with zoning, seconded by McGowan. All in favor.
3. OSRD Site Plan Review, 875 Hale Street — Montrose School Park, LLC — 50 Dodge Street,
Beverly, MA 01915
The applicant was not present at the meeting to explain the revised OSRD plans. Newhall explains
the project and the changes in the plans to the best of her ability. She refreshes the memories of the
board members regarding the previous recommendations sent to the Planning Board regarding this
application. She also reviews the minutes from when the Board first reviewed the project in March.
The board members look over the revised plans.
McGowan states that he believed the yard easements with the shrubbery were a selling point and
questions why they were removed.
All board members express disappointment over the lack of representation to explain the plans since
they are complex; having a representative at the meeting would have made the discussion much
more productive.
Newhall will put a statement to this effect in the recommendation letter to the Planning Board.
Brusca voices concerns over the conservation restriction and questions what group or organization
will be holding it. The board looks through the documents and cannot determine who will hold the
restriction on behalf of the landowners. Brusca believes that it is not a true conservation restriction,
but land that will be held in ownership by the landowners to keep it as open space.
Newhall states that she will write a letter to the Planning Board that will include the previous
recommendations and also will express disappointment over the lack of representation at the
meeting.
4. Approval of Minutes — April 14, 2011 Meeting
McGowan: Motion to approve the minutes as presented, seconded by Newhall. All in favor.
5. New /Other Business
There is no new /other business to discuss.
Meeting is adjourned at 7:20
