Mr. Klein called the meeting to order at 7:1Opm. He started by introducing the guests
present. He indicated that Ms. Cassidy will present her research regarding the status of
the club house on the Massachusetts 11istbrical Register. Included in her research was a
copy of the agreement of the Commonwealth. of Massachusetts and the Massachusetts
Historical Commission. (see attached)

Ms* Cassidy distributed copies of her preliminary research to the Commission members.
She stated that there is �ome important work that remains to be done and that this was her
research to date. She indicated that that in.1 982 the property was placed on the National
Register of Historic Places (automatically adds the property to the- State Register of
Historic Places). In 1987 at $50,000 State grant was obtained for some work being done
on that building at that time. A preservation restriction was placed on the building at that
time as a pre- requisite to obtaining the $50,000. This PRA will influence f4ture building
improvements.
Ms. Cassidy indicated that this does not mean that the building cannot be demolished or
updated. Howe if State or Federal Funds or permit were obtained for construction,
the the MHC would have the authority to review and comment on the project.
Ms. Cassidy also Indicated that it is worth investigating the option of removing it from
the register. In some Vices, a property owner has obtained a "Memorandum m. of
Understanding ' which allows a project to move forward with moth cations to the
ori plan.
Ms. Cassidy recommends to the Board that they retain an' experienced liason to represent
the BGT Commission. and present their plans to the MHC. This hason can re
refundin th $50,000 g rant and removin the propert from the re or other options
that ma be pertinent to the needs of the BGT Club. Ms. Cassid also indicated that she
can provide the Commission with names and law firms that have this t of experience.
She also su once obtainin advice to approach Ma Scanlon and the Cit Council
with y our plans.
Mr. Dunn a with Ms. Cassid re retainin a person with this experience
rather than approachin the MHC on their own. Mr. Dunn has a to represent the
Commission when meetin with Ma Scanlon and the Cit Council.*
Mr. Klein thanks Ms. Cassid for her research and e and indicated that she provided
them with a g reat start M* their endeavor re the repair of the club house. H e also
�cii cated that the Commission widl wait upon her list of recommendations re a
hason. to help the Comnussion to move forward with their status on the MHR.

Mr. Lawler motioned to approve I the Minutes for Au 14, 2007, seconded b Mr.
Lambert. Motion carried 8-0.
M r. Klein indicated that he did not receive the minutes and asked the secretar to
resubmit them to his email address.

Mr. Lawler stated that the 2008 bud shows the reduction in the Maintenance account.
He also stated that $15,000 in bills were paid. He indicated that $12,096 of the $15,000
was from Rotundi from the previous fiscal bud He also indicated that there was
$36,000 left in the Veranda account that Mr. Lambert su the use towards their
liason account Mr. Lawler stated that there is currentl $55,000 in maintenance, $25,000
in other acct, and $55,900 in Capital acct.
Mr. Lambert indicated that Mr. Wau from Bass River Tennis has purchased the roller
for the courts but there is no si of pai n tin g the fence or screens as y et. Mr. Klein
indicated that he would call Mr. Wau for an update,
Mr. Ascolfflo cated that a substantial amount of mone over the y ear has been spent
on electrical work. He feels this is excessive and asks that the Co mmiss i on. review the
bills in detail,
Mr. Lambert motioned to accept the fimce report as presented, seconded b Mr.
Crandall. Motion carried 8-0.

Tree Work and Pro ess
Mr. Klein stated that for six month he has extended and `r1of ve branch" to Doug Johnson
and Johnson Golf Manag ement The Commission and members of Johnson Golf
Mana g ement have met recently and agreed to work together in tagging some trees
cated on the USG.A report as a nuisance to the greens and the course as a whole.. The
Commission has also allocated funds for these trees to be removed. Mr. Johnson has
recently refined to work with the Commission on this matter previously discussed.
Therefore, Mr. Klein has rescinded his `olive branch" and suggested to the Conumssion
that they proceed without the help of Doug Johnson or Johnson Golf 1VYanagement.
He also stated that Mr. Johnson has waived his right to participate in endeavors the
Co rnr ssion. wishes to pursue currently or in the future.
Mr. Barger indicated. that Mr. Eckstrom of Johnso Golf Management has prev iously
agreed to work with the Commission. but Mr. Johnson stated that he would not be
helping.
Mr. Klein. suggested to the Commission that they will continue their efforts without the
help of Johnson. Golf danag employees. He also stated that the Commission has a
mission and a Master Ilan to follow through on and they will proceed as planned.
Mr. Dunn suggested contacting Mike Collins, City Grounds Mngr; and Phil K.imowitz,
City Arborist, with their plans to follow through. He also suggested that in 30 days they
will tour the course to look at the trees, drainage and sequence of events will follow.
H stated that Mr. Klim owitz can follow the USGA. report on tagging trees.
Mr. Lambert stated that he will draft a letter to Johnson. golf Management indicating
various dates and times the course will be toured for tree tagging. Mr. Dunn stated that
he will have a `sequence of events'" for the next meeting.

Mr. Klein stated that Miller Golf will look at the drainage and prepare a proposal for the
Commission to present to the City Council.
Mr. Dunn will present to Mayor Scanlon a proposal including drainage, tree work and the
rebuilding of maintenance building. He stated that the Beverly Airport is currently doing
a metal building at the cost of $1 50,000 +. He reminded the Commission that their
maintenance building will include garage doors, maybe redo the pad, lavatory, heat, water
sewer. He also reminded the Commission the extent of work to be done and it will
move at a municipal pace. He suggested that the proposal be ready for presentation in
January

Mr. Klein addressed the Commission regarding Mr. Johnson being in default of his
contract with the City. He stated that due to the fact the contractor conducting the
drainage work in Raymond Farms has City approval to park heavy equipment in the area
at the end of the tennis courts, Johnson Golf Management has deducted $9000 in the past
three months. He also indicated that no golf pro' has been hired as yet.
Mr. Dunn indicated that there are default letters out there and Mr. Gelin.eau, City
So licitor, is handling the payment deduction issue.
:fir. Lambert stated that the Commission has approached Johnson Golf Management and
Doug Johnson repeatedly to work over current and past issues with only refusal to
cooperate on their part. He encourages the Commission to move forward with their
Master Plan and other issues without them.

Susp ension of Mr. Cou
Mr. Klein informed the Commission that Bill Coughlin, City Councilor and member of
the BGT" has been suspended for 1 month. He also informed the Commission that Mr.
Coughlin indicated that he did not do what Mr. Johnson accused hi m of. There has been
no gnevance filed; therefore the Commission cannot move on this matter.
Letter from BeveLly Fire Department (see attached docl
Mr. Fein indicated that they received a letter from the BFD regarding a violation. on
August 1 I, 2007. The letter indicated that there was a polypropylene rope used to Mock
of a main emergency exit during a reunion of 100 people on the second floor of the
building. He stated that he will investigate why the exit was blocked of and that the
BBD will be conducting a Fire & safety Inspection in the near future.

Mr. Klein. asked Mr. Daneault if he had a chance to walk through the building as yet. Mr.
Daneault has not yet had the opportunity. Mr. Klein asked him if when he did, he provide
a copy of his notes to the BGT. He stated that his imput would be helpful to the
Commission.
Mr. Daneault did however provide an article to the Commission entitled "baking
Historic properties Accessible ". (see document attached)

Mr. Klein. stated that the next meeting will take place on Oetober 9, 2007. He also
indicated that he wi R send a letter to Johnson golf Management to have the building
accessible for the meeting noting that this evening the building was locked and the
Commission has to hold half of it's meeting on the veranda{
