1. 138 Conant Street - Orchard Brands - Jay Connolly. Connolly Brothers. Inc. 152
Conant Street
Jay Connolly representing Connolly Brothers, Inc. presented a sign design on behalf of his
tenants, Orchard Brands, at 138 Conant Street. Orchard Brands has taken the entire third floor of
the building, giving them the right, as determined by Connolly Brothers, to pursue the necessary
permits to install signs. Connolly Brothers do not intend on allowing all of their tenants to
pursue exterior signage. However, they have granted their own signage rights to three major
tenants of 138 Conant Street. Mr. Connolly is considering proposing a blanket variance to the
ZBA for a limited set number of signs for the two properties. He is here tonight specifically for
the Orchard Brands sign but wants the Board to be aware of where this could go in the future.
Mr. Connolly has proposed installing two identical wall signs above the third floor windows of
the building and facing both Conant Street and Rt. 128. The applicant is meeting with the
Zoning Board of Appeals due to the proposed location of the signs (exceeds allowed height) and
the size of the signs. The individual channel-letter signs will be faced with acrylic with digitally
printed colors. The colors presented are Orchard Brands' trademarked colors.
Ms. Bruce asks how many more signs could be pursued through variance for this building. Mr.
Connolly indicates that there is the potential for three more tenants to pursue sign permits for a
total of six signs. The signs would be above the head of the tenants' window but below the sill
of the window above. There are currently seven tenants but five of them were not given signage
rights due to only occupying a small space within the building. The owners felt that the bigger
tenants deserved the right to pursue getting signs to identify them.
Ms. Newhall asks ifMr. Connolly specifies that signs should not be illuminated when giving
signage rights to tenants. Mr. Connolly says that there will not be any illuminated signs and that
before a sign goes up the tenant has to submit a plan outlining size, color, materials, etc.
The Board is in the position of choosing whether to write a letter recommending a variance for
only the Orchard Brands sign. The other signs are still hypothetical and not at issue currently.
Ms. Brusca recalls that other permits have been given for two signs on two different sides of a
building. She thinks the blanket variance will probably be a good idea in this situation since it
works well at the Cummings Center.
The Board members like the design of the sign and will write a recommendation letter to the
ZBA.
