Ms. Bruce calls the meeting to order at 6:30.
1. 38 Rantoul Street - Theo's - Constantino Hatzelamorou
Mr. Hatzelamprou presents his sign proposal for Theo's. It is a wall sign that will be 21 1J4" in
height and 137" in length. It will be red with black lettering and feature the word "Theo's" with
six additional words flanking the main text. The additional lettering lists the types of food that is
sold at the business.
Mr. Finch states that the Board favors signs that only advertise the name of the business, rather
than all of the products it sells. Ms. Bruce asks the applicant to reduce the amount of extra text
to only list two items. The items chosen would be up to the discretion of the applicant.
Mr. Houseman asks about the window signs. Ms. Newhall states the zoning allowance for
window signs, which is one sign that covers up to 20% of the window space.
Mr. Hatzelamprou discusses the lighting; the existing lights will be extended with an arm and
bent so they shine directly on the sign rather than onto incoming traffic.
Mr. Finch makes a motion to approve the sign with a reduction from six to two items, chosen by
the applicant, flanking the main text of the sign. Mr. Houseman seconds. The motion passes 4-0.
2. 26 West Street - Bv the Sea Sothebv's International Realtv - David Demeter
Mr. Demeter presents the sign design for his business. It is a wall sign with gold leaf letters
against a black background. The sign will read, "By the Sea Sotheby's International Realty." It
will measure 14" in height and 135" in length.
Ms. Bruce asks about the dimensions of the sign and the excess empty space on either side of the
text. Mr. Juralewicz from United Sign Co, who is speaking on the applicant's behalf, explains
that the size of the sign was designed to match the window dimensions for appearance purposes.
Mr. Finch suggests either changing the spacing of the text so the excess sign space is reduced or
shortening the length of the sign and then centering it over the window.
Mr. Juralewicz recommends to Mr. Demeter that he shorten the sign and then center it.
Mr. Demeter would like to use the same indirect lighting fixtures as presented by the neighboring
business: Zoe's Tapas and Bar. He provides a cut sheet of the fixtures.
Mr. Finch makes the motion to approve the sign with the condition that it is reduced in length
and uses the presented lighting fixtures. Ms. Bruce seconds. The motion passes 4-0.
3. 29 River Street - Auto Bodv Clinic - Ed Juralewicz
Mr. Juralewicz presents the sign for Auto Body Clinic. It is a projecting sign that will measure
25 IIz" in height and 39" in length and will hange 10' 2" from grade at its lowest point. The sign
will have a white background with black text reading "Auto Body Clinic." The "t" will be red.
The sign will not be illuminated.
Mr. Finch questions the zoning and if this type of sign is allowed. Ms. Newhall states that Steve
Frederickson signed off on the zoning portion of the application and that the Sign Ordinance
does not limit the number of different types of signs a business can display; as long as the zoning
requirements are met, a business may have multiple types of signs.
Mr. Juralewicz states that the sign is projecting to increase visibility. The wall signs are not
easily visible.
Ms. Bruce questions the height of the sign. Mr. Juralewicz states that the building floor is below
the sidewalk, making it appear lower than it actually is and that the proposed height of the sign
meets the requirements of the building code.
Mr. Finch questions the appropriateness of having a projecting sign in this location. Ms. Bruce
states that the abutting building has a projecting sign.
Mr. Houseman makes the motion to approve the sign as presented. Mr. Finch seconds. The
motion passes 4-0.
4. 45 Dod2e Street. North Beverlv Plaza - SuDer Cuts - Mark Muscatelo
Matt Rothwell from The Sign Center presents the sign for Super Cuts. The sign will be
individual, internally illuminated letters in plum with white borders. The sign will also feature a
plum band with a white border that will be under the text. The sign will be 24" in height and
117" in length and be centered on the clapboards.
Mr. Houseman asks if the letter heights match those of the signs bordering it. Mr. Rothwell
states that they are the same height as those of the neighboring businesses.
Mr. Rothwell states that the photo in the application makes the sign look a bit larger in the sign
band that it will be in reality. The scale in the photo is incorrect. Mr. Rothwell states that the
sign will be centered on the clapboards.
Mr. Houseman makes the motion to approve the sign as presented. Mr. Finch seconds. The
motion passes 4-0.
5. Si2n Enforcement
The members discuss the sign enforcement chart.
New issues to be added to the chart are: Sports Connection (excess signs), Curves (no DRB
approval), the karate studio next to Curves (no DRB approval), One Stop on Rantoul Street
(excess lighting not approved) and Beverly Self Storage (sign too installed too high).

Mr. Finch makes a motion to approve the minutes with minor edits. Ms. Bruce seconds. The
motion passes 4-0.
