Chair Bruce calls the meeting to order.
1. 16 Dod2e Street - French Bridals - Linda French- Sign Review
William French presents the plan for the sign design and explains that this location is in
the Barbara's Hang-ups building. He ad . di is still owned by Todd Sears
and that Barbara's Hang-ups will share th them.
Bruce asks for clarification on the size oft
French states that the sign will be 3.5 feet b feet and the letters will be 18 inches tall.
Newhall states that the store is inthe R-l 0 zone and they will need to see the size of the
current sign/letters and be sure that this new sign will not exceed those dimensions. She

Newhall: Motion to approve this sign with a font similar to the one presented
provided the total square footage of the proposed signs do not exceed the total square
footage of each existing sign, seconded by Bruce. Passes 4-0.
2. Site Plan Review: 309 Cabot Street - One Stop Market - Jaspal S. Gill- God
Bless America Realty Trust - Demolish free standing structure at 309 Cabot Street and
reconstruct same as an addition to the existing structure at 311 Cabot Street
Attorney Matthew Kavanagh displays the colored drawing and states that they are
proposing to tear down the existing curtain shop and add to the existing convenience
store. He points out the curb cuts and states that there will be granite curbing and a
concrete sidewalk. He says that the new parking lot layout will increase the number of
parking spaces by eight for a total of 3 8 spaces.

Kavanagh states that zoning requires 49.4 spaces and
they are proposing 38 spaces.
Finch states that he would like to see the landscape strip co tinue along the total length of

Kavanagh states that a reduction in parking spaces would be required to achieve this and
they may need to return to t to get approval to do this.

Bruce asks about the narrow clearance along the back boundary. She points out that there
is only about one foot of space at the back corner of the building.
Kavanagh states that a 6-foot vinyl fence will sit on the rear neighbors' property so there
will be more room to walk back there, but there will be a minimal need to go behind the
building because the wall will be virtually maintenance-free. He adds that he has spoken
to all of the neighbors.
Architect Greg Hepner reviews the design for the fa<;ade of the building, including brick
surfacing, new aluminum windows, and a new center entrance. He points out the
egresses.

The members express disapproval of the long brick wall with no windows along one end
of the building. They discuss various options to correct this.
Hepner suggests changing the surface material, perhaps by using recessed panels in a
different color brick and the members agree to this.
Bruce suggests treating the Charnock Street side the same way.
Jaquith expresses concern with the loading zone on Charnock Street.
Kavanagh explains that there is a ramp from Charnock Street to one 0
