Nevertheless, there is much reason to anticipate significant interest in the property from developers who would convert the property into residential units - most likely 6 condominiums. The current zoning of the property would allow only 16 residential units to be created in the building. If we were to change the zoning to Central Commercial (CC), which exists today immediately adjacent to the Edwards School, the commercial zoning would in fact allow for the development of smaller residential units with a greater total number of units. The zoning change would allow developers to be much more definitive in developing their proposals to the benefit of the City. The above should translate into a higher sales price and much higher annual real estate taxes to the City. In view of the above, the Planning Director and I hereby respectfully request that the City Council commence immediate action to change the zoning of the Edwards School parcel to CC. By way of information, the RFP will ensure that parking is dealt with in such a way that the overall parking situation in the area is improved, i.e. more spaces available. For your information I have attached a communication from City Planner Tina Cassidy and a map of the area in question showing zoning boundaries Very truly yours, William F.
