Planning and Construction Committee Minutes
October 19, 2005
A Meeting of the Planning and Construction Committee was held on Wednesday,
October 19, 2005 at 7:00 P.M. at the Beverly Public Library, 32 Essex Street,
Beverly, MA.
Members Present: Chairman Ray Bouchard, Dan Skokski, Cheryl Sydorko,
Maureen Hobin, Rod Maxner and Tim Brennan
Others Present: Peter Seamans, Art Daignault and Cheryl Lamont.
The Meeting was called to order at 7:05 P.M. by the Chairman, Mr. Ray
Bouchard.
Mr. Maxner made a motion to approve the minutes of September 21, 2005 as
amended. Mr. Brennan seconded. All in favor. Motion passes.
Mr. Seamans presented his report to the Commission on the status of the school
building projects.
Chairman Bouchard distributed a memo that was sent by Stephen Feige
regarding the Beverly Farms Branch Library. Mr. Seamans stated that there
might be more leaks found than the original two that were initially found as there
were wet areas found inside. Mr. Seamans stated that there was wet insulation
material along the gutter, out about four or five feet from the drain. Chairman
Bouchard stated that this problem is being addressed.
Chairman Bouchard stated that eleven brackets installed in two phases and five
areas treated with epoxy injection, thirty-three joints that were raked, cleaned and
flashed and fifty-six columns that were sealed for a total of eighty-nine columns
done on the Beverly High School Roof. There were twenty-two columns each in

“A, B and C” wings and twenty-three columns in “G” wing that were repaired. To
date, payments have been made to SMMA in the amount of $17,586.00 and to
Massey Construction in the amount of $148,452.00 – totaling $166,038.00 to
date and this work has been completed.
Chairman Bouchard stated that the report has been received and is being
reviewed with regards to the Beverly Golf and Tennis Club and it will be passed
along during mid November.
Chairman Bouchard stated that the Dual-Fuel Boiler Specifications Settlement is
being placed in abeyance for the time being as there are two sentences that
need some work but it is hoped to be resolved next month.
Mr. Seamans stated that he received a call asking that the gate be opened at
6:30 A.M. so that work could begin on the Lynch Park Barn Roof. Chairman
Bouchard stated that board members should take a look at the construction sign
as it is quite a class act and worth looking at.
Chairman Bouchard stated that nothing will be done regarding negotiations on
the Centerville School Wind Turbine until after the elections.
Chairman Bouchard stated that regarding the Beverly High School Cooking
Classroom, they are working with Massey Construction and got an original price
quote of $178,000.00 and since that time, after going back and forth with
clarifications on the specifications, this amount has been reduced to
$152,000.00.
Chairman Bouchard understands that the School Department has ordered a
curtain and rigging for the auditorium at a cost of $36,562.00, so between this
order and the costs for the cooking classroom, the cost will be around the
$250,000.00 that they have. Chairman Bouchard stated that Massey would
complete all of this by the end of the calendar year. This work will start in a week
and will include HVAC, plumbing, and buying new appliances and a change
order will be done after they have come up with the final number. The asbestos
abatement will need to be done at night.

Chairman Bouchard stated that the handicapped ramp at Memorial Middle
School is moving along with the tentative schedule to advertise in November with
the opening bid sometime in December. To date, $17,000.00 has been spent on
A&E costs and the construction estimate is $182,291.00. This school has been
constructed on pilings and the canopy above the school will need to be taken
down. This project is moving forward and is in the process of being reviewed.
Mr. Maxner made a motion to not have a scheduled meeting in November. Mrs.
Hobin seconded. All in favor. Motion passes.
Mr. Seamans presented the following invoices for approval:

*Curtain and rigging will be re-utilized in the restoration of the auditorium.
**This is for maintenance and training on the boilers. The calibration on these
boilers is well over 80% and will be charged to the boiler replacement account
and not Beverly High School.
Mr. Maxner made a motion to approve the invoices as presented. Mrs. Sydorko
seconded. All in motion. Motion passes.
Mr. Maxner made a motion to adjourn the meeting at 7:3 0 P.M. The motion was
seconded by Mrs. Hobin and carried unanimously.
