Meeting Minutes
Committee Members Present: Chairman, Rich Benevento, Virginia McGlynn, Liz Caputo, Bob
Richardson, Tom Clark, Nancy Brewka Clark, Virginia Currier, Bob Griffin, Michael Gaudette,
Anne Gaudette, Tom Scully, Artie Sullivan, and Joan Fairbank.
Special Guests: Stephen Feige of Tappe Associates and Martin Roura of Geller Associates. Also
present: Attorney Carla Handley, President of the Chanber of Commerce
Members missing: Gerry Cathcart, Mike Collins and Ellen Flannery
Open Forum for Public Comments: No comments
Before the presentation, Tom Scully summarized several items that were discussed by the
committee at their meeting on March 1ih. Items resolved included:
· Carriage House needs to be #1 Priority
· Use of the Carriage House
Conference Center
Guild of Beverly Artists meeting and showplace
Recreation Department offices and program space
· Building needs:
ADA bathrooms
ADA access to second floor (elevator)
Caterers' kitchen
· Set time frame for completion of building
Jeff Hoover will be the new "point person" for Tappe for the project, replacing Drayton Fair.
Tappe Presentation: by Stephen Feige and Martin Roura
Martin Roura and park design changes include:
· Re-established drop off area
· Added 11 parking spaces on current main entry way.
· Worked pathways on the knoll and point areas
· Suggested that in the center of the parking oval that two turrets like those in the original
monastery be added.
· New design lessened conflict with vehicles and pedestrians.
1. Carla Cox questioned her concern for parking can be in close proximity to the
carriage house. Service road may be used.
· Areas for Active and Passive Activities were established
o Open meadow and beaches for active areas
o Indoors
o Overlapping areas
Bob Griffin wants to make certain that the marine interests are not forgotten:
Pier for shuttle, launching and sailing/kayaking
Chapter 91 takes about 1 year for permit approval
Stephen Feige presented a conceptual drawing of the Carriage House
· Steve said that the building should be divided into 3 Phases
1. Immediate Repairs - Roof, Exterior and windows
2. Almost a full gutting of the interior to begin
3. Complete interior renovations.
Suggestions about the plan from the committee included:
Expand the exterior deck to the full length of the building providing for more space.
Kitchen and bathrooms be relocated, proving more useable space with a water view.
Main rooms sizes would be approximately 30' x 45' and serving 93 - 100 people.
Carla Cox had a concern about the beach goers mixing with the conference center.
Joan said that the center would probable be limited to September through May
and should not present a problem. This would also be consistent with the amount
of use the park has from the public and conflicts with parking.
Fountains and fixtures must be able to withstand heave use by public. (Problems with
present fountain were cited.
Martin said that faucets for washing hands and feet should be located adjacent to the
beaches.
Other considerations in the design included required office and storage space, cable
connections and future telecommunications.
Marketable points include:
Function use
Public meeting rooms
Formal presentation designs for potential donors.
Martin Roura describe next steps
Assessment of trees - Michael Gaudette said that he and some friends will
conduct a complete assessment within the next month, especially looking
for longevity of current trees.
Inventory of trees
Suggestions for new trees and planting materials
Infrastructure- present conditions
Recommendations for short term and long term action plans.

Rich Benevento expressed concerns about the $25,000 initial plan budget and where we currently
are.
