Ms. Zambernardi called the meeting to order at 6:30 p.m.
1. Appleseed’s – Ed Juralewicz/Dodge Street/Sign
Mr. Juralewicz approached the Board with a proposal for a wall sign reading
"Appleseed’s" to be displayed at their new location on Dodge Street in the North Beverly
Plaza. The sign will have red lettering and no background and will be placed on a
parapet, which will be constructed for the sign. The façade will be between Modell’s
Sporting Goods and Work ‘n Gear locations. The sign will be 30 s.f.
Mr. Finch indicated that creating a new parapet in the plaza is not preferable. He states
there is a continuity of an established sign band in the complex which the signs are
placed. He is concerned that this will set a precedent for other parapets in the plaza.
Zambernardi states that Appleseed's would go in the part of the plaza that used to house
Shaws. It has been broken up into 3 or 4 stores but it still has a massing that is
distinguishable from the rest of the plaza. She states that this may be justification for
allowing a parapet in this part of the plaza only.
Mr. Haring motioned to accept as presented, seconded by Ms. Bruce. Motion carried 4-0.
2. 59-61 Park Street/Site Plan Review/Recommendations to ZBA
Mr. Thomas Alexander approached the Board with architectural sketches of the changes
to be made to this site. He states that the Board of Appeals would like the DRB to
comment on the details of the renovation. He continued to explain that the top four levels
will be converted to residential condominiums and the first level will remain commercial.
He stated that the 2002 Master Plan recommends converting older industrial buildings.
This particular location is close to the train station. He stated that the site is non
conforming, but with residential units, with one deeded parking spot, there would be
sufficient parking for the building. Mr. David Jaquith, architect for the project, arrived
and discussed details of the design with the Board.
Mr. Finch indicated that this is indeed an old building and asked if any of it will be
restored. He mentioned the windows, some being 6/6 or 2/2. He also questioned the
cornice on the roof and indicated the renderings were not quite specific or clear enough.
He also raised a question regarding the cornice roof over the deck.
Ms. Zambernardi stated that she would like to see more detailed drawings and proper
materials to be used. Also, the Board would like to know what material is under the
existing siding. She indicated that she is in favor of preserving the building, but the
Board needs more detail and suggested that they return with more information at the
December meeting.
The Board asked the applicants to return at the December meeting with the following
additional information:

Maintain the cornice, do not cut into

More details on windows

Indicate if the woodwork is being restored, replaced, painted, etc.

Weather exposure
?
Material that is under the existing siding
?
More detail on the entrance, lighting, windows arrangements, color
The Board tabled discussion on this matter to the December meeting.
3. Minutes of November 3, 2005
Mr. Finch motioned to accept the minutes of November 3, 2005. Seconded by Mr.
Haring. Motion carried 4-0.
