Dennis Tarsook Others present: Recorder: Tina Cassidy Cassidy calls the meeting to order at 11:00 a.m. and states that the Commission is meeting to review a revised site plan for the proposed Dunkin Donuts at 112-114 Elljolt Street. She introduces Attorney Mark Glovsky who represents Mr. Dinart Serpa, the owner. Glovsky explains that both the Commission and Planning Board had previously approved a site plan for the construction of a new Dunkin Donuts at 112-114 Elljolt Street. Serpa recently bought the adjacent lot and intends to incorporate it into the commercial site. The home on the property will be torn down. He explains the changes being made to the plan, which include a larger building, additional parking and landscaping, and more stacking capacity for the drive-through. Glovsky adds that the Design Review Board has approved the revised plans subject to the conditions that: a) the entrance and exit signs will not be internally illuminated; and b) that the wall sign on the building will be a wood-carved sign. Serpa has agreed to these changes. Members discuss the details of the site plan. Philpot recommends that "no parking" signs be added along the fence on the westerly property line to keep people from parking on the right-of-way. He also suggests eliminating the fence on one side of the City's right-of- way, and repaving to the lot line. Members discuss these recommendations and agree that the Parking and Traffic Commission will recommend to the Planning Board that the site plan be approved subject to the addition of"no parking" signs along the westerly property line, elimination of the fence along the right-of-way, and repaving of the fight-of-way. There being no other business, the meeting is adjourned at 1 l :20 a.m.
