Ms. Hurlburt calls the meeting to order at 6:30 P.M.
1. J & D Spanish-American Market/Rosa Perez - New Sian
Ms. Hurlburt indicates that this is a request for one internally illuminated sign with
two faces on a white background with blue and white letters, and she further
notes that the size conforms to the zoning regulations. She also states that the
sign is confusing, as there ere two different faces on one sign.
Ms. Palardy feels the sign is too bright and busy and would prefer a darker
background. She also states it's confusing because there are two separate
businesses on one sign, but Ms. Perez says both businesses are in the same
building.
Ms. Perez says the actual colors are not as bright as depicted in the
photographs. Ms. Palardy asks if Ms. Perez could bring in paint chips showing
the true colors but Ms. Hudburt notes that the sign maker is in California. Ms.
Perez indicates that she would be willing to make the sign a different color and
will come back at the next meeting with new color ideas.
Ms. Hurlburt suggests putting up a temporary banner to announce that the
business is open, and informs Ms. Perez that the next meeting of the Board will
be June 3, 1999.
Ms. Palardy makes a Motion to Contniue to June 3, 1999, seconded by Ms.
Hurllburt. Motion carries.

Ms. Hurlbutt indicates that the parties in this matter called earlier in the day to
request a continuance and indicated they will not be at the meeting this evening.

3. Dunkin Donuts/Dinart Sema/Attornev Mark Glovskv - New Sic~n - 112-

Attorney Glovsky indicates they am not seeking variances or special permits.
They are only applying for a Site Plan Review, noting that the Planning Board
relies on input from the Design Review Board. He indicates it is a site with a long
commercial history. They propose to raze the existing gas station building which
is 1900 square feet plus or minus and replace it with a new building which will be
a one and one-half story building with clapboard exterior, 1790 square feet plus
or minus, located on the lot to provide good ingress and egress.
Attorney Glovsky further notes there will be a 130-foot curb and plan bituminous
berms with two 25-foot curb cuts, one-way in and one-way out. The wast side of
the site will be the entrance with space for eight to twelve cars. They also plan to
repave the parking lot with space for seventeen cars.
Attorney Glovsky indicates that currently there is no planting or landscaping on
site, and they propose a five-foot landscaped buffer on the side as walt as sixty
feet of landscaping and trees along the front of the property. He further states
there will be an enclosed dumpster at the rear of the site.
Mr. Glovsky states signage will include one pylon sign, which is shown on the
second page of the plan, a traditional Dunkin Donuts sign, and another four by
eight-foot wall sign above the entrance doorway. He notes that signage complies
with the Zoning Ordinance, and states they will not be looking for any spedal
exceptions or variances. He states it is going to be simple and dean. He notes
there are internally illuminated signs on the site and what is proposed is smaller
than what is presently there. He indicates the design of the building was done
quickly in order to accommodate the seller's lawyer.
Ms. Palardy states that the plans as presented are an improvement over existing
conditions.
Mr. Haring feels the wall sign should be a solid wood sign in order to make it look
a bit dressier. Ms. Paiardy suggests a wooden sign with gooseneck lighting.
Mr. Glovsky states this gives people an opportunity to get out of their cars to walk
along a covered area.
Ms. Palardy makes a motion to approve the plan as noted, seconded by Mr.
Haring. All in favor, motion carries.

4. Bramball's CafblLeonardo Servizio - 2 Enon Street - wall sic~n
Ms. Hurlbud notes this is a wall sign, three feet by three feet, with a red
background and white lettering. Mr. Servizio notes the background color will
match the brick.
Ms. Palardy makes motion to approve as noted, seconded by Mr. Haring. All
members in favor, motion cardes.
5. John AthanasoDoulas/Attornev Tom Alexander/11-13 Enon St. - Site
Plan Review
Attorney Alexander states this is a business at the North Bevedy Depot which
currently houses MinuteMan Press and Depot Package Store. This structure will
be torn down and rebuilt to include a restaurant which Mr. Athanasopoulas will
own and operate. There will be two curb cuts for traffic flow, plus landscaping.
Ms. Palardy notes sit seems to be more of a small strip mall rather than severel
liffie businesses with a lot of driveways. Mr. Alexander indicates retail entities
include Hit or Miss with 5500 square feet plus or minus, plus maybe some banks.
He notes it is a single story project, with 30-inch red bdck and stucco material.
The sign will be twenty feet high with 20 square feet for the plaza, and 10 square
feet for each tenant. Mr. Alexander indicates they will come back later for the
sign approval with regard to final size and color.
Ms. Hurlbutt notes that the plan shows landscaping, but does not identify
species. Dennis Gray, architect for the project, states this will be developed in
the future. Ms. Hurlburt notes that the City Arborist Phil Klemowicz could be
asked for his recommendations on what he thinks would be appropriate, and Mr.
Alexander states they would be glad to go with his recommendations.
Ms. Hurlbud feels this is a nice improvement and will give the plan to the Arborist
and ask him to make recommendations.
Ms. Palardy makes motion to approve contingent upon the arborist's review and
approval of the landscaping plan, seconded by Mr. Haring. All members in favor,
motion carries.
6. First Baptist Church/Don Atkinson-221 Cabot Street- si~3n
Ms. Hurlbud notes this is in an R-6 District.

Mr. Atkinson states it is a frcc standing sign. It is a gray background with white
and black letters made by United Sign.
Ms. Palardy notes the sign is six feet tall with no lights.
Mr. Haring makes motion to approve the sign, seconded by Ms. Palardy. All
members in favor, motion cardes.
Ms. Palardy makes a motion to adjourn, seconded by Mr. Haring. All members in
favor, motion carries.
